Foundation Repair Cost: Cracks, Bowed Walls and Piers

Fixr puts the national average for foundation repair at $5,200, mostly between $2,200 and $8,200 (January 2026). This Old House's October 2026 guide lands in the same place: $5,179 average, $2,224 to $8,134.
Cracks. Injection or sealing runs $200 to $1,000 per crack in Fixr's guides; This Old House lists $250 to $800 for crack filling and $800 to $1,500 for professional epoxy injection. See foundation crack repair.
Bowed walls. This Old House puts 12 carbon fiber or steel reinforcement strips at $4,000 to $12,000; Fixr lists carbon fiber straps at the same range and tiebacks at $1,500 to $2,000 each. Acculevel prices wall anchors at about $830 to $1,000 each (2020). See bowing wall repair.
Settlement. Piers run $1,000 to $3,000 each in both guides, and This Old House notes underpinning can reach $25,000 or more. See push pier underpinning.
Engineer. A structural engineer report is $500 to $1,000 (This Old House) and an inspection $300 to $2,000 (Fixr). On a large job, the report is the one opinion not tied to selling a repair.
About 34% of Akron homes were built before 1940 (ACS 2024 5-year). On older walls, ask whether the quote includes the drainage that relieves the pressure, not only the bracing.
